New Builds
When buying a New Build property, the Developer’s solicitor will always charge an “engrossment” fee. This is to produce the final Land Registry documents. Costs for this vary between £120 – £240.

Sale of Leasehold or Managed Properties
If you are selling a leasehold property the landlord and/or Management Company will charge you a fee to produce a “Management Pack”. The cost will vary significantly between Landlords and can cost between £120 – £500.

A Disbursement is a payment made by a solicitor to a third party and then claimed back from the client. Official Copies of your title from Land Registry £3 – £15.

This list is not exhaustive. There are many variables when it comes to buying and selling a property. Often, we may require further documents from the land registry or further information from a Landlord, there are a number of instances were additional cost may be incurred. We will always inform you immediately if this is the case.

How long will it take?
A normal Freehold sale or purchase, with or without a mortgage generally takes 6 – 8 weeks start to finish, a Leasehold sale or purchase 8 – 10 weeks.

However, this is subject to many different circumstances and therefore can take longer or shorter. We will always keep you updated at all times of the progress of your file.
